Nekajui, a Ritz-Carlton Reserve Residences

Opened in early 2025 as the first Ritz-Carlton Reserve in Central America, Nekajui sits on a dramatic bluff above Pochote Bay within Peninsula Papagayo. The property includes 107 hotel accommodations and 36 branded private residences, ranging from two-bedroom retreats to expansive multi-bedroom estates, each finished with local materials and craftsmanship.

Waldorf Astoria Residences Guanacaste (Punta Cacique)

Hilton's Waldorf Astoria opened its first Costa Rica property in 2025 on the cliffside Cacique Peninsula, overlooking the Bay of Papagayo. The development pairs 190 hotel rooms with a limited collection of branded residences — a mix of oceanfront condominium residences and fully furnished estate homes, with owners able to place their property into the resort's rental program.

St. Regis Papagayo

The most anticipated arrival on the horizon. Marriott's St. Regis brand is set to debut on 20 hectares along the Gulf of Papagayo, with an opening planned for early 2027. The project will include 120 hotel rooms and 143 branded residences, from two-bedroom homes to the standout Astor Estate Residences — including the 21,000-square-foot Astor Mansion, priced near $30 million and already recognized as one of the most expensive private homes in Costa Rica.

Why Buyers Are Drawn to the Branded Residence Model
